Solon council approves Windmill Estates preliminary plat

SOLON– Yellow light, green light.
At an April 4 meeting, members of the Solon City Council had concerns about approving a preliminary plat for the fourth phase of the Windmill Estates development.
By the April 18 meeting, those issues had been informally resolved.
Council members last week approved a preliminary plat for just over eight acres of land in Windmill Estates Part 4, as well as a zoning change from R-3 to R-4.
The residential subdivision, located directly east of the Brosh Chapel and Community Center, is currently home to single family homes, but the newest stage will feature a series of zero-lot line duplexes in the northwest corner of the development.
Approval of the preliminary plat was delayed as the city and the developer negotiated provisions for a secondary access and an eventual hookup with a proposed city sewer extension.
At the April 18 meeting, city administrator Cassandra Lippincott informed the council a consensus had been reached, and formal written terms will be added to the subdivider’s agreement as a condition of the preliminary’s plat’s approval.
Lippincott indicated developer John Schmidt had agreed to complete a connection between Majestic Oak Ridge and Plum Street or provide escrowed funds for the project prior to the final plat’s acceptance by the city.
In addition, Schmidt will extend a residential sewer line from Windmill Estates to meet a future trunk line to be constructed by the city as part of a fifth phase.
